Stock garage plans look simple until they reach the permit counter. The reviewer wants to know where the garage sits on your lot, how the slab and footings are designed for your soil and frost depth, how the walls resist wind and seismic forces through wide door openings, and, for attached garages, how the living space is protected from fire and fumes. Good garage plans answer all of that.

What garage plans for permit include
A complete residential garage set is short but has to be thorough. Building departments typically expect:
- Site plan with the garage footprint, distance to property lines and the house, driveway, and drainage.
- Floor plan showing overall dimensions, door and window locations, slab slope toward the vehicle entrance, and any stairs, loft or attic access.
- Elevations of all four sides, with height to ridge, roof pitch and exterior materials.
- Building section showing slab, footing, wall height, roof framing and insulation where the space will be conditioned.
- Foundation plan with footing sizes, slab thickness, reinforcing and anchor bolt layout.
- Framing plans and details including the garage door header, wall bracing, hold-downs and roof truss or rafter layout.
Many building departments also ask for truss manufacturer drawings, which we can review and coordinate through our truss review service. If the garage will have electrical service, a subpanel or an EV charger, a simple electrical layout is often added, and in cold climates the plans note whether the space will be heated so the right insulation and energy requirements apply.
Detached garages that will be used only for parking and storage are usually unconditioned. If you intend to heat, cool or insulate the space, say so at the start, because it changes the wall and roof assemblies the reviewer will expect to see.
Fire separation for attached garages
When a garage shares a wall or ceiling with living space, the residential code requires separation to slow the spread of fire and keep exhaust out of the house. Our attached garage plans detail:
- Gypsum board on the garage side of walls and ceilings that separate the garage from the dwelling, with heavier type X board when there is habitable space above.
- Protection of structural members that support the separation.
- A solid or fire-rated door between the garage and the house, self-closing where your jurisdiction requires it.
- No direct opening from the garage into a sleeping room.
- Ducts and penetrations through the separation built to code.
Garage floors must be a noncombustible surface sloped toward the vehicle door or a drain, which we note on the plan and section. The door between the garage and house usually involves a step, and we show the landing and riser height so the transition meets stair rules.
Detached garages built close to the house or to a property line can trigger fire-resistance requirements of their own. We check those distances on the site plan and add rated wall assemblies or limit openings only where the code calls for them.
Where an attached garage contains fuel-fired equipment such as a water heater or furnace, we also show the elevation and protection requirements that apply to appliances installed in garages.

Engineering the wide door wall
The front wall of a garage is mostly opening. A 16- or 18-foot door leaves short wall segments on each side to resist wind and seismic forces, which is why the garage front wall is one of the most common structural corrections on garage permits. Depending on your location and wall height, we use the residential code’s portal frame bracing methods, engineered shear walls with hold-downs, or a steel moment frame for very wide or multiple openings.
The header over the door also carries roof load, and in snow country that load can be substantial. We size the header, posts and footings under the posts for your design snow load, so the door opening does not sag and the door keeps operating smoothly.
Wind is the other driver. In hurricane and high-wind regions, the garage door itself must be rated for the design wind pressure, and the roof needs a continuous load path of straps and connectors down to the foundation. We specify those connectors on the plans and note the door design pressure your supplier has to meet. On sloped sites we also check whether the back or side walls retain soil, which changes how the foundation is designed.
Garage plans that can grow into living space
Many owners build a garage now and plan to finish a room above it or convert part of it later. If that is the plan, it is far cheaper to design for it at the start. We can size floor framing for future living space, frame the roof to allow a usable attic, rough in plumbing locations and place windows that will satisfy egress later.
Good planning also covers the site. Placing the garage where it can meet ADU setbacks, leaving room for a separate entrance and running a sleeve for future water and sewer lines are small steps that can save a great deal of trenching and redesign later.
When the time comes to convert, the original garage plans become the base for an ADU or bonus room permit. Codes and standards for garage plans
Garage plans are prepared to the edition of each code your jurisdiction has adopted:
- International Residential Code (IRC), including garage and dwelling separation provisions
- International Building Code (IBC) for commercial or larger accessory buildings
- ASCE 7 for wind, snow and seismic loads
- NDS for wood framing and ACI 318 for concrete slabs and footings
- Local zoning rules for accessory structure height and setbacks
How licensing works. Engineering drawings must be sealed by a Professional Engineer licensed in the state where your project is located. PE Engineer works with a network of state-licensed PEs, so every set is reviewed and stamped by an engineer with an active license in the state where your project is located. Their name and license number appear on the seal, exactly as your building department requires.

Do I need a permit to build a garage?
Almost always. Most jurisdictions exempt only small one-story accessory buildings below a set floor area, and garages are typically larger than that. Attached garages always require a permit because they change the house itself. Send us your address and we will confirm the local threshold and what the application must include.
Can I use a stock garage plan from a catalog?
You can use it as a starting point, but stock plans usually lack a site plan, local wind, snow and seismic design, and foundation details for your soil and frost depth. We adapt stock plans into permit-ready sets for your address and add the engineering your jurisdiction expects.
Do garage plans need to be stamped by an engineer?
Many simple detached garages can be built from prescriptive code provisions without a seal. A seal is commonly required for wide openings, high wind or seismic areas, living space above, steel frames or when the reviewer asks for engineering. We tell you which applies before you order.
How thick does a garage slab need to be?
Residential garage slabs are commonly 4 inches thick over a compacted base, with thickened edges at the perimeter. Heavier vehicles, vehicle lifts, expansive soil or poor fill may call for a thicker reinforced slab, which we design for your intended use and site conditions.
Can you design a garage with an apartment above it?
Yes. We design the floor framing over the vehicle bays, the fire separation between garage and living space, the stair, egress windows and the plumbing and mechanical layout. Where the apartment is an ADU under local rules, we prepare it as a full ADU permit set.
