Nevada plans built for two very different regions

A PE stamp in Nevada can mean very different engineering depending on which end of the state you build in. In the Las Vegas valley, most projects are shade structures, block walls, casitas, solar and a steady flow of commercial tenant improvements, all designed for intense heat, strong gusts and caliche or collapsible desert soils. In Reno, Sparks, Carson City and around Lake Tahoe, the same project may face higher seismic forces, mountain snow loads and freeze and thaw cycles.

We prepare structural, architectural and MEP drawings for both regions and for the rural counties in between, where mining, energy and agricultural projects need engineered foundations and equipment anchorage. Every set is sealed by a Nevada-licensed Professional Engineer through our network of state-licensed PEs and organized the way Clark County, Washoe County and city reviewers expect to see it. Homeowners adding a covered patio can start with our patio cover engineering.

Quotes are fixed fee and usually go out the same day. When the plan reviewer returns comments, we respond and revise within the original scope at no extra charge, which keeps your project moving through a busy building department.

How licensing works. Engineering drawings must be sealed by a Professional Engineer licensed in Nevada. PE Engineer works with a network of state-licensed PEs, so every set we deliver is reviewed and stamped by an engineer who holds an active license in Nevada. Their name and license number appear on the seal, exactly as your building department requires.

Nevada building codes and local amendments

Nevada does not publish its own statewide building code for most private construction. Counties and cities adopt the International Codes, and the Las Vegas valley jurisdictions coordinate a common set of Southern Nevada amendments, while northern jurisdictions such as Washoe County, Reno and Sparks apply their own amendments. We design to the edition and amendments your jurisdiction has adopted.

  • International Building Code (IBC) for commercial, industrial and multi-family projects
  • International Residential Code (IRC) for one and two family dwellings
  • ASCE 7 for seismic, wind and snow loads
  • ACI 318 and TMS 402 for concrete and masonry
  • Uniform Plumbing Code (UPC) and Uniform Mechanical Code (UMC) or I-code equivalents, as adopted locally
  • National Electrical Code (NFPA 70) and the locally adopted energy code

Seismic, heat and wind: Nevada design loads

Nevada is one of the most seismically active states in the country. Western Nevada, including Reno, Carson City and the Tahoe basin, sees the highest ground motions, and even southern Nevada projects often fall in seismic design categories that require detailed shear wall, anchorage and equipment bracing design. Rooftop units, water heaters and process equipment need anchorage calculated for your site, and our equipment anchorage design covers that for commercial and industrial clients.

In the desert, heat and wind shape the design. Summer temperatures drive HVAC sizing and affect material selection, while strong gusts and dust storms create real uplift on patio covers, carports and canopies. Caliche layers, collapsible soils and expansive clays in parts of the Las Vegas valley can affect footing design, so a soils report is often requested. Flash flooding from summer storms makes drainage and grading important, and the high country around Tahoe, Elko and Ely carries significant ground snow loads and deep frost.

How the permit process works in Nevada

Permits in Nevada are issued by the city or county where the project sits. Clark County, Las Vegas, Henderson and North Las Vegas each run their own plan review with online submittal, and Washoe County, Reno and Sparks do the same in the north. Rural counties may have smaller departments or contract reviewers. HOA approval is common in Las Vegas subdivisions and is usually needed before the city will accept a patio cover or block wall permit.

  • Gather HOA approval, a plot plan and any soils report the jurisdiction requires.
  • We prepare the drawings and calculations and seal them for your jurisdiction.
  • The plan reviewer checks structural, building, fire and energy items and issues comments.
  • We answer each comment and revise, and the permit is issued for inspection.

For commercial suites, our tenant improvement plans combine architectural and MEP drawings so the fire and building reviews move together.

PE stamp and permit plan FAQs for Nevada

Yes. Each Nevada project is reviewed and sealed by a Professional Engineer licensed in Nevada through our network of state-licensed PEs. We can stamp drawings we prepare or review and stamp plans prepared by your designer, builder or equipment supplier.

Many Las Vegas valley jurisdictions require stamped structural drawings for patio covers that are not built from a pre-approved standard design. We size posts, beams and footings for wind uplift and the local soil, and include connection details your builder can follow.

Yes. We prepare drawings to the code edition and the Southern Nevada amendments your Las Vegas valley jurisdiction enforces, and to the local amendments used in Reno, Sparks and Washoe County for northern projects. If a jurisdiction updates its adopted edition mid-project, we confirm which edition applies at submittal.

Yes. We design foundations and anchorage for tanks, skids, conveyors and process equipment, along with access platforms and OSHA stairs and guardrails, accounting for Nevada seismic forces and wind at remote sites. Drawings can be sealed for the county permit or for an owner or insurer who needs engineering documentation.

Statewide. We regularly prepare plans for Las Vegas, Henderson, North Las Vegas, Reno, Sparks and Carson City, plus Elko, Pahrump, Fernley and rural counties. Drawings are delivered electronically and formatted for each jurisdiction’s online submittal portal.
