Idaho plans sized for snow, shops and steady growth

The Treasure Valley has grown quickly in recent years, and much of the demand for a PE stamp in Idaho comes from Boise, Meridian, Nampa and the farm towns around them that are turning into suburbs. The rest comes from places where snow and terrain control the design, such as McCall, Sun Valley, Sandpoint and Coeur d’Alene, and from ranches and farms that need large shops and equipment buildings.

PE Engineer prepares structural, architectural, MEP and civil drawings for Idaho projects, sealed by an Idaho-licensed Professional Engineer through our network of state-licensed PEs. We check whether your project is reviewed by a city, a county or the Idaho Division of Building Safety, then design to the code edition and local snow load that office uses.

Typical Idaho requests include new home plan sets, shops and pole barns, post-frame and steel equipment buildings, ADUs, decks and additions, and commercial tenant improvements in Boise and Idaho Falls. Rural projects often sit in areas with limited local review, where a sealed design still matters to lenders, insurers and truss suppliers.

How licensing works. Engineering drawings must be sealed by a Professional Engineer licensed in Idaho. PE Engineer works with a network of state-licensed PEs, so every set is reviewed and stamped by an engineer with an active license in Idaho. Their name and license number appear on the seal, exactly as your building department requires.

Idaho's state-adopted building codes

Idaho adopts building codes at the state level under the Idaho Building Code Act, administered by the Idaho Division of Building Safety. Cities and counties that run building departments enforce the state-adopted codes, with limited local amendments, and the Division of Building Safety provides permitting and inspection in some areas without a local program. Idaho also adopts its own plumbing and electrical rules.

  • International Building Code (IBC) as adopted by Idaho
  • International Residential Code (IRC) with Idaho amendments
  • International Energy Conservation Code (IECC) as adopted by Idaho
  • Idaho State Plumbing Code, based on the UPC
  • NEC/NFPA 70 as adopted by Idaho
  • ASCE 7 with Idaho and local snow load criteria

Snow, earthquakes and frost in Idaho

Snow loads in Idaho range from modest on the lower Snake River Plain to very heavy in mountain towns and the northern panhandle. Because ground snow loads change so quickly with elevation, many Idaho jurisdictions publish their own values, and structural engineers in the state have developed Idaho-specific snow load guidance. Long-span shops and post-frame buildings are particularly sensitive to snow, drifting and unbalanced loads, so we check truss and purlin designs carefully.

Seismic risk is real in central and eastern Idaho, where faults have produced significant earthquakes in recent decades, so hold-downs and shear walls may be governed by seismic forces. Frost depth varies widely, from relatively shallow in the valleys to deep in the mountains. Wildfire affects forested and rangeland interfaces across the state, and parts of southern Idaho have collapsible or expansive soils, so site drainage and a soils report can matter as much as the framing.

Permit process

How permits work in Idaho

In Idaho, cities issue permits inside city limits and counties issue them in unincorporated areas. The Division of Building Safety handles electrical, plumbing and HVAC permits in many places and some building permits where no local program exists. Boise, Meridian, Nampa and Ada County use online portals, while smaller counties may take submittals by email or in person.

  • Confirm the jurisdiction, ground snow load, frost depth and wind exposure.
  • We prepare the drawings and calculations, sealed by an Idaho-licensed PE.
  • Submit to the city or county and receive plan review comments.
  • We respond to comments and revise within the original scope until the permit issues.

Some rural Idaho counties do not require building permits for homes or agricultural buildings. Lenders, insurers and truss suppliers still need clear design loads, so a sealed set remains valuable there.

FAQ

PE stamp and permit FAQs for Idaho

Yes. Idaho projects are sealed by a Professional Engineer licensed in Idaho through PE Engineer’s network of state-licensed PEs. The seal carries the engineer’s name and Idaho license number, and our calculations list the snow, wind and seismic criteria used so the plans examiner can confirm them quickly.

Yes. We prepare complete new home plan sets with floor plans, elevations, sections, foundation and framing plans, structural calculations and energy documentation. For Treasure Valley subdivisions and rural lots alike, we confirm setbacks, snow load and frost depth with the jurisdiction so the set is ready for plan review.

Often, especially for larger spans, buildings with living quarters, or any building in a high snow load area. Many counties require stamped drawings for post-frame and steel buildings. We design the posts, embedment, trusses, purlins and bracing, or review and stamp supplier drawings when they meet your site loads.

It depends on your location and elevation. Many Idaho cities and counties publish a required ground snow load, and those values can be far higher in mountain areas than in nearby valleys. We use the local value, then apply roof factors for exposure, slope, thermal conditions and drifting to get the design snow load.

It depends on the county. Some rural Idaho counties do not issue building permits for homes or farm buildings, while others follow the state-adopted codes closely. Electrical and plumbing permits are often still required through the Division of Building Safety. We help you confirm what applies before design begins.
