Overview

PE stamp services backed by a real engineering review

When a building department, inspector, lender or utility asks for a PE stamp, it is asking for more than an ink mark on a sheet. It wants a licensed Professional Engineer to confirm that the design is sound, that it meets the codes in force, and that the engineer personally accepts responsibility for it. PE Engineer provides PE stamp services for structural, architectural, mechanical, electrical, plumbing and industrial equipment drawings in every state.

Some clients come to us with nothing but a sketch, and we prepare the drawings and seal them. Many others already have plans from a drafter, a designer, a manufacturer or a builder, and need an engineer to review and seal them for permit. Both paths end the same way: a complete set, sealed by a PE licensed in the state where the project is built, organized for plan review. If the review finds a problem, you hear about it from us before the plan checker ever sees the drawings, along with a clear explanation of what needs to change and why.

Every quote is a fixed fee, usually sent the same day. If the plan checker comes back with comments, we answer them and revise the sealed drawings within the original scope at no extra charge.

Who uses our PE stamp services

A PE seal is needed by very different people for very different reasons, and we set up each review around the job in front of us.

Homeowners and owner-builders

You have plans for an addition, deck, garage or remodel and the city wants an engineer's seal. We explain what the reviewer found in plain language and quote a fixed fee.

Contractors and builders

Field changes, beam swaps, framing revisions and inspector requests handled quickly, so a missing seal does not hold up a crew, a pour or a final inspection.

Architects, designers and drafters

Engineering review and seals for the structural and MEP portions of your set, with calculations formatted to match your sheets and comments routed back to you.

Manufacturers, developers and engineering firms

Repeatable seals for standard products installed in many states, equipment anchorage packages, and overflow review for firms that need a PE licensed where the project is located.

What a PE stamp is and what it certifies

A PE stamp, also called a PE seal, is the mark a state engineering board issues to a licensed Professional Engineer. It shows the engineer’s name, license number and state, and it is applied together with a signature and date. Once it is on a drawing, calculation or letter, that document becomes the engineer’s professional work product.

The seal certifies that the document was prepared by the engineer or under the engineer’s responsible charge. Responsible charge means direct control and personal supervision of the engineering decisions, not a quick look at someone else’s finished work. By sealing, the engineer states that the design meets the applicable codes and the accepted standard of practice, and accepts legal and professional responsibility for it.

It is just as important to know what a PE stamp does not certify:

  • It does not certify the contractor’s workmanship or that the building was built as drawn, unless the engineer was engaged to observe construction.
  • It covers only the scope the engineer actually designed or reviewed, which is usually noted on the sheet.
  • It does not replace approvals that belong to other professionals or agencies, such as zoning, fire marshal or utility sign-off.

Why an engineer cannot just stamp anything

State engineering boards prohibit what is known as plan stamping, which means sealing work the engineer did not prepare or genuinely control. An engineer who seals drawings without reviewing them risks discipline, loss of license and personal liability. That is why any honest PE stamp service starts with an engineering review, not a payment page and a seal.

When your drawings arrive, the engineer reads every sheet the seal will cover, checks the loads and design assumptions, verifies member sizes, connections and equipment ratings, and compares the set against the code your jurisdiction has adopted. One of four things happens next:

  • The drawings are sound and complete, and they are sealed as submitted.
  • Minor corrections are needed, such as missing notes, details or connection callouts, and we make them or mark them up for your drafter.
  • Calculations are required to support the design, and we prepare them as part of the package.
  • Part of the design does not work, and we redesign it before the seal goes on.

This review is what gives the seal its value. A plan reviewer who sees our stamp is looking at drawings an engineer has actually checked, which is why they tend to move through plan check with fewer surprises.

How PE stamp services work for drawings you already have

Many stamp requests begin with plans someone else drew. Rules for sealing drawings prepared by others vary from state to state. Many states allow a PE to adopt and seal them only after a thorough review in which the engineer checks the work and takes full responsibility, and some expect the engineer to effectively redo the design or reissue it on their own sheets. We follow the rules of the state where the project is located. The process looks like this:

  • Send the set. Upload your PDF drawings, any calculations, product data and the plan checker’s comments if you have them.
  • Fixed-fee quote. We confirm what will be sealed and what may need work, usually the same day.
  • Engineering review. The engineer checks the design and returns redlines or questions.
  • Revisions and calculations. We complete whatever the review requires, coordinating with your designer if you prefer.
  • Sealed set delivered. You receive a sealed PDF set ready to submit.

Our third-party plan review and stamp service explains this path in more detail. If you are starting from scratch instead, our structural engineering and MEP engineering teams can prepare the drawings from the beginning.

PE stamps in all 50 states through state-licensed engineers

An engineering license is issued by each state separately, and a seal is only valid on work for projects in a state where the engineer holds an active license. A Texas project needs a seal from a Texas-licensed PE, and a Massachusetts project needs one from a Massachusetts-licensed PE. Some states license engineers by discipline, while others grant a general PE license and require engineers to practice only within their competence.

PE Engineer works through a network of state-licensed Professional Engineers, so your drawings are reviewed and sealed by an engineer who holds a license in the state where your project is located and who practices in the discipline the drawings cover. You deal with one team and one fixed fee, whether the project is a single deck in Ohio or a product line installed across a dozen states.

Local practice matters too. The engineer checks the set against the code edition and local amendments your city or county enforces, along with design loads for your site, such as wind, snow, seismic and frost depth. Browse our state pages for the codes and permit process in your area.

Codes and rules behind every seal

The seal itself is governed by each state’s engineering practice act and board rules. The drawings are checked against the edition of each code your jurisdiction has adopted, including:

  • International Building Code (IBC) and International Residential Code (IRC)
  • ASCE 7, Minimum Design Loads for Buildings and Other Structures
  • National Electrical Code (NEC/NFPA 70)
  • International Mechanical Code (IMC) and Uniform Mechanical Code (UMC)
  • International Plumbing Code (IPC) and Uniform Plumbing Code (UPC)
  • International Energy Conservation Code (IECC) and ASHRAE 90.1
  • State codes such as the California Building Code and the Florida Building Code

How licensing works. Engineering drawings must be sealed by a Professional Engineer licensed in the state where your project is located. PE Engineer works with a network of state-licensed PEs, so every set is reviewed and stamped by an engineer with an active license in the state where your project is located. Their name and license number appear on the seal, exactly as your building department requires.

FAQ

Frequently asked questions

It means a Professional Engineer licensed in that state prepared the document or had responsible charge over it, believes it meets the applicable codes, and accepts professional responsibility for the design. The seal shows the engineer’s name and license number and is signed and dated.

Yes, where the state’s rules allow it and only after a full engineering review. The engineer checks the design and may require corrections, calculations or redesign before sealing. If a design cannot be made to work, we tell you why and how to fix it rather than sealing it.

Yes. We work in all 50 states through a network of state-licensed Professional Engineers. Your drawings are sealed by a PE licensed in the state where the project is located, and checked against the code edition and amendments your jurisdiction enforces.

The fee depends on the size of the set, the disciplines involved and how much work the review turns up. A single sheet with a beam detail costs far less than a full commercial set. You receive a fixed-fee quote after we see the drawings, usually the same day.

Most residential sets are reviewed and sealed within a few business days of receiving complete drawings, assuming they need little correction. Larger or commercial projects take longer depending on scope. Rush service is available when an inspection or permit deadline is close.

Send us the correction list. We respond to each comment, revise and reseal the affected sheets within the original scope at no extra charge. A seal does not oblige the building department to approve a permit, but a properly reviewed set gives the reviewer far fewer reasons to reject it.
