Hurricanes, flooding and sinkholes in Florida
Hurricane wind is the governing load almost everywhere in Florida. Design wind speeds are among the highest in the country, wind-borne debris regions cover much of the coast and require impact-resistant openings or shutters, and roofs, trusses, gable ends and screen enclosures need continuous uplift connections down to the foundation. In Miami-Dade and Broward, the High-Velocity Hurricane Zone adds stricter provisions for roofing, opening protection, product testing and inspections. Our wind retrofit details follow the same approach for existing homes.
Water is the second major hazard. Storm surge and coastal flooding put large areas in AE and VE flood zones, and construction seaward of the Coastal Construction Control Line requires a separate state permit. Much of the peninsula has high groundwater, and west-central Florida has limestone karst where sinkholes develop, so foundations there may need a geotechnical evaluation. Condominium and cooperative buildings three stories or taller must also undergo milestone structural inspections under state law.
How permits work in Florida
Each Florida county and city runs its own building department under the statewide code, and most accept electronic plan submittals. Florida law also allows owners to use private providers for plan review and inspections, which some contractors use to keep schedules moving. Expect reviewers to check design wind pressures and product approvals closely.

What is the High-Velocity Hurricane Zone?
The HVHZ is the part of the Florida Building Code that applies in Miami-Dade and Broward counties. It sets stricter requirements for roofing, windows, doors, shutters and structural connections, and generally requires products with Miami-Dade Notices of Acceptance or equivalent approvals. We design HVHZ projects to those provisions from the start.
Do screen enclosures and carports need engineering in Florida?
Usually. Most Florida jurisdictions require engineered drawings for screen rooms, pool enclosures, aluminum carports and patio covers because of wind uplift. We provide framing, connection and footing details with calculations for your design wind speed and exposure, or review and seal manufacturer drawings when they fit your site.

The scope of a milestone inspection is defined by Florida law and local requirements, so we confirm what your building department expects before starting.
Do you design foundations in sinkhole areas?
Yes, with the right information. In karst areas such as parts of Hernando, Pasco and Hillsborough counties, we use the geotechnical report to select foundation types, which may include deeper footings, grade beams or underpinning with helical or push piers. For existing homes with settlement we provide evaluation letters and repair drawings.
