Virginia building codes we design to
The USBC is adopted by the Virginia Board of Housing and Community Development and is based on the International Codes, with Virginia amendments. Local building departments enforce it and generally cannot adopt stricter technical requirements. The USBC has separate parts for new construction, work on existing buildings and maintenance of existing buildings. We design to the edition currently in effect.

Design loads and hazards in Virginia
Hampton Roads and the Eastern Shore face hurricanes, nor’easters and some of the most noticeable tidal flooding on the East Coast, especially in Norfolk, Virginia Beach and Portsmouth. Homes in flood hazard areas need elevated foundations and flood-resistant materials, and wind design values rise toward the coast. Central Virginia experienced a notable earthquake in 2011, a reminder that seismic forces are not zero here, though design values are moderate. The Blue Ridge and Appalachian regions carry higher snow loads, steep lots and frost depths that vary by county. We confirm loads for your site and coordinate with soils reports where clay or fill is suspected.
How the permit process works in Virginia
In Virginia, permits are issued by the county or independent city building department where the project is located. Fairfax County, Loudoun County, Prince William County, Arlington, Richmond and Virginia Beach run online portals with detailed submittal checklists, while smaller rural counties may handle review in person. Some Northern Virginia counties publish typical deck and addition details that must be followed or replaced by an engineered design.
